Questions
Common questions, answered honestly.
-
Can I buy a home in Japan as a foreigner? +
Yes. Japan does not restrict foreigners from buying property — you do not need Japanese citizenship. What matters is your visa or residency status and your ability to qualify for financing if you need a loan.
-
What visa or residency status do I need? +
Most banks prefer applicants with at least 1–3 years of stable residence in Japan, a valid work or spouse visa, or permanent residency. We help you understand which lenders fit your situation.
-
How much down payment is typical? +
It varies by lender and situation — commonly 10–20% of the property price, plus closing costs. Some clients qualify for lower down payments. We will walk you through the real numbers for your case.
-
How long does the whole process take? +
From first inquiry to keys-in-hand is typically 2–4 months, depending on loan approval and property availability.
-
Do you support Filipino-speaking clients? +
Yes. Our team includes Filipino, English, and Japanese speakers, and we are experienced with clients from the Philippines, China, and elsewhere.
-
What if I am not sure I qualify? +
Please ask anyway — it is free. We would rather have a 10-minute chat and confirm than have you talk yourself out of a home you could afford.
